Two iconic towers along the IJ waterfront

Amsterdam’s skyline will be enriched with two iconic buildings along the IJ waterfront next to the EYE Film Institute and A’DAM Tower. One will be home to Maritim Amsterdam: the flagship congress and conference hotel for the award-winning German Maritim Group. The second one will be a high-quality residential building and offers apartments for everyone: from single apartments to family flats. The buildings will be designed by Team V Architecture.

The new unique complex in Overhoeks, the lively neighbourhood in the heart of Amsterdam, will offer all the facilities and services required to meet the wishes and needs of locals and guests: a residential tower, a top-notch congress and conference centre, interesting speakers, impressive events, excellent food, a sky bar with a breath-taking view, a unique wellness and fitness area, top-quality service throughout the day and a four-star hotel room to add to the fullness of the experience.

Overhoeks boasts landmark buildings such as the spaceship-like EYE Film Institute and A’DAM Tower (Amsterdam Dance and Music Tower). It’s emerging skyline as well as the conglomeration of music and creative businesses, leading congress and conference events and top-class hotels will further boost Overhoeks’ reputation as the new hot-spot of Amsterdam.



This project will take shape in line with the area’s motto ’the new heart of Amsterdam’ and comprise a conference centre including conference halls and meeting rooms for approximately 5,000 guests on the first three floors, a hotel with around 579 four star rooms, luxurious wellness and fitness facilities as well as a separate residential tower and an underground parking garage accommodating some 611 cars.

This project will be unique for its wide variety of facilities including:


Guests as well as locals will be able to enjoy international and national cuisine and small bites in six different restaurants with a wide culinary adventure for everybody. The highlight is the amazing sky bar that will guarantee breath-taking views on the beautiful city of Amsterdam.


The second floor of the hotel will exist of one of the most spectacular recreation premises in the Netherlands with access to a landscaped green roof terrace for ultimate relaxation.


The famous world-wide congress-hotel group Maritim will offer several congress facilities including very large conference halls and will be one of the best places for national and international congresses and meetings.


In addition Maritim Amsterdam will offer meeting rooms for guests and locals on a unique location with four star service and quality.


The new residential tower will offer a wide variety of apartments with different types and sizes including terraces with a spectacular view in all directions.


The adjacent park will be the green heart of Overhoeks and a place for recreation and vitalization for everyone.

Maritim Amsterdam


The Maritim Group is one of the world market leaders in congress and conference hotels and is currently operating 51 four and five star hotels in 6 countries. One of the central pillars of their success is their choice for prime locations. Clients include large European companies; Maritim Amsterdam expects an admission of congresses in Amsterdam and will work in close collaboration with the RAI and several hotels in the city.


The hotel will offer 49,800 square meters of space and some 579 four star rooms. With congress facilities for up to 5,000 guests, Maritim Amsterdam will be one of the largest congress hotels in Europe – on top of being the flagship congress hotel for Maritim Hotels worldwide. Maritim stands for comfort on high level, first class ambience, delicious food and beverage, perfect personal service and hospitableness. They offer a great concept for recreation, a wide range of activities, international expert knowledge concerning congresses and conferences and high-end professionalism in events.

With one congress hall for 2,300 people, one for 1,300 people and smaller facilities for altogether up to 5,000 guests, Maritim Amsterdam will be one of the largest congress hotels in Europe and by far the largest in the Netherlands. It will offer a rich event programme of congresses, keynote speakers, concerts, product launches, fashion shows and brand presentations.


Maritim Amsterdam will offer accommodation spaces from 30 square meters (standard room) up to 340 square meters (president suite) with a breath-taking view on the historic city of Amsterdam including high-quality and friendly service. The wellness and fitness area with its beautiful roof terrace will welcome both guests and locals.

Residential Tower


The one thing better than watching Amsterdam at sunset is taking it all in from a living room in the new residential tower. It will bring full-amenity high-rise living to downtown Amsterdam, providing a breath-taking view on the city. Now you can live in the signature area of Amsterdam and enjoy a peaceful stay away in the clouds with all the cosmopolitan facilities within hand’s reach, literally.


The residential tower will provide about 24,000 square meters of space and consist of around 235 apartments of different sizes and types, including penthouses, spacious apartments for families, small apartments for young professionals and serviced apartments. Overhoeks, the Northern part of Amsterdam along the IJ waterfront, is turning into a lively neighbourhood with a beautiful skyline of international allure. The project is imbedded in a creative and cultural area of arts, music and multimedia professionals. It is often referred to as one of the trendiest neighbourhoods in the world.

With the arrival of the eye-catching EYE Film Institute; the Tolhuistuin; the transformation of the former Shell headquarters building into A’DAM (the epicentre of electronic and dance music); the NDSM shipyard turned into a glitzy industrial beehive; plus all the emerging new bars and restaurants, Amsterdam’s northern half has become the talk of the town. The New York Times recently called the area, the “red-hot art neighbourhood” and Amsterdam’s new creative centre.


As Overhoeks is connected to the southern side of Amsterdam by free ferries, the Central Railway Station with all its public-transport links is located just 5 minutes away. The Noord/Zuidlijn metro connection, which will link up the southern and northern halves of Amsterdam, will be completed in 2017. The new metro station will be just a ten-minute walk away. Due to this visitors and residents can use the public transport instead of cars and taxi’s. Getting to the city’s international airport takes just less than half an hour. In addition, a sophisticated mobility concept guarantees the minimum possible impact of noise and traffic.

The unique buildings are located right at the heart of Overhoeks with:

  • a cup of coffee directly at the entrance
  • a cocktail in the sky bar directly in the hotel
  • a movie at EYE just a one-minute walk away
  • the park to relax closed-by
  • the historical centre to be reached within 10 minutes of walking

Team V is famous for its modern architecture that connects buildings to the places they belong. Overhoeks is Amsterdam’s most creative area of Amsterdam, known for its inspirational feel and creative spirit. The new project will embody that spirit through its functions. Materiality, structure, form and detail will become the vehicles to impart the messages of the buildings and make them into a timeless gift to the city.


All partners are dedicated to beautifying the skyline of Amsterdam. Ultimately, it will be the experience within the buildings that will continue to intrigue long after the buzz fades. The new hotel and housing concept will be a place where everyone, be they residents or visitors, will feel right at home, bringing unique and warm lasting memories.

Together with the City of Amsterdam, the partners are working hard to further develop and position Overhoeks as the city’s signature area. The project will give a huge boost to both its own area and the wider city.
